Which renovations need a permit in Toronto?

How long do Toronto permits take?

Simple interior alterations are often two to six weeks. Additions requiring Committee of Adjustment can take three to six months.

We prepare the scope package, engineer letters and insurance certificates most Toronto boards require, and we work within building hours and elevator bookings.

How far out are you booking?

Typically four to eight weeks for smaller projects and two to three months for full-home renovations. Design work can start immediately.

Can we live at home during construction?

Yes for single-room projects — we build dust barriers and protect walkways. For whole-home gut renovations we recommend moving out.

Do winters delay projects?

Interior work continues year-round. Excavation, foundations and exterior envelope work are scheduled around frost, which we plan for at contract stage.

Is the quote fixed?

Yes, for the defined scope. Changes happen only through written change orders you approve, or documented hidden conditions we photograph before pricing.

What deposit do you require?

A deposit at signing followed by progress draws tied to completed milestones. We never ask for the full amount up front.

Do you offer financing?

We can introduce you to Ontario home-improvement lenders during quoting. Many clients also finance through a HELOC or refinance.

What does your warranty cover?

Two years on all workmanship, plus full manufacturer warranties on materials and fixtures we supply. It's issued in writing at handover.
